What is a private lender?
A private lender makes real estate loans with private capital instead of bank deposits. Private loans are typically short-term, underwritten mainly on the property and the exit, and close much faster than bank loans.
What is a private money lender?
Another name for a private lender. "Private money" and "hard money" are often used interchangeably for short-term, asset-based real estate loans funded by private capital.
What is a direct lender?
A lender that underwrites, approves, and funds the loan itself instead of placing it with someone else. See direct lender vs. broker for how to tell the difference.
Is Bridge Financial a direct lender in Arizona?
Yes. We are a private direct lender based in Tempe. Our principals approve and fund the loans. If a deal is outside what we fund directly, we say so up front and can help place it through our network of capital correspondents.
Why use a private lender instead of a bank?
Speed, flexibility, and certainty. Private lenders can fund asset types, timelines, and structures banks won't, and decide in days instead of weeks. Most borrowers use a private loan as a bridge, then refinance into bank financing once the property qualifies.
Are private loans more expensive than bank loans?
Usually, yes — you pay for speed and flexibility. For a deal with a deadline or one a bank won't do, that trade is often worth it. We quote each deal individually.

What types of commercial real estate loans do you offer in Arizona?
Are you a hard money lender in Phoenix?
Yes. We make hard money loans throughout the Phoenix metro and across Arizona: asset-based, 6 to 18 months, up to 70% LTV.
What is the difference between a bridge loan and a hard money loan?
They overlap. Both are short-term private loans. Hard money leans more heavily on the asset and suits urgent or non-bankable deals; our bridge loans offer up to 75% LTV and terms up to 24 months for acquisitions, refinances, and repositioning.
How much can I borrow?
Up to 75% LTV on bridge loans, 70% on hard money, and up to 85% of cost (75% of value) on construction. Land and special situations are case by case.
How long are your loans?
Most run 6 to 24 months. Construction loans typically run 12 to 24 months, and mezzanine and structured capital 12 to 36 months.

How fast can a private lender close?
With a complete package, we can close in days, not months. Title, valuation, and diligence set the pace. See closing fast.
How quickly will I hear back?
Typically within 24 hours of a complete submission, directly from a principal.
How do I apply for a loan?
Submit your deal online or call (480) 345-3990. Send the loan amount, property type and location, and a short summary of the deal.
What do you look at when underwriting?
The exit first — how the loan gets repaid — then the property's value and location and the borrower's experience. Our loans are asset-based.
My bank said no. Can you still help?
Often, yes. Many of our borrowers come to us after a bank turndown. See when the bank says no.
Is there a loan committee?
No. Our principals make the decision directly, which is a big part of why we move fast and close what we quote.

What property types do you lend on in Arizona?
All commercial asset types — multifamily, retail, office, industrial, mixed-use, and hospitality — plus non-owner-occupied investor residential and land.
Do you make loans on owner-occupied homes?
No. Our residential lending is for non-owner-occupied investment property.
Do you finance land in Arizona?
Yes: entitled land, pre-development land, infill parcels, and select raw land. See land loans.
Can you refinance a loan that is about to mature?
Yes. A bridge refinance can pay off maturing debt and give you time to stabilize, sell, or refinance. See maturing loan refinance.
